Starting out it is very important to figure what exactly your goals are for investing whether it be straight cash flow, appreciation, or a combination. You will be able to meet a wide range of people on BP to help assemble a team in the are which is also equally as important. The most important part in my opinion for OOS investing is assembling a team of realtors, lenders, contractors etc.. I can refer some good lenders in the Columbus market to help answer some fo your questions. @Anastoshia McCrary

The 1% is very achievable here. The city is pretty pocketed so it depends on what area you invest in. As far as maintenance goes, some of the homes will be older but a lot of investors see that as an opportunity to add a lot of value to a gentrifying area. @Uzma Abdullah

I would suggest looking into Columbus. I have seen a lot of success in the multi-family industry especially. The job and population growth can attest to that and why it is considered a hot market right now. @Uzma Abdullah

You will be able to find any knowledge you want on this site. I would recommend figuring out your specific goals within real estate and a plan of action to accomplish them, which it sounds like you are off to a great start. 

Finding a mentor in your area is always a good option as well, things will come a lot quicker by learning from someone who has already done it. Additionally, talking to local lenders and agents will also help @Phillip Gasper

After doing all your research between the two different countries and markets within them what would you say were the main benefits in Germany over the US? I assume the numbers worked out but was there anything else to the decision? I am curious about European investments in general. @Joe Podwats

I recommend doing a lot of research and self-education in the beginning. You will be able to connect with a lot of different people from your area from the BiggerPockets forums.

Although meeting a variety of people and expanding your network from the start is very beneficial, it might be more worth your time if you can find a mentor in your area who is in a real estate career that you are interested in and learn as much as possible with a hands-on approach.
