My city just approved Containers to be used as housing--- they still need to meet 2015 IBC but that should be too much of a problem. I am working on putting together a 4 unit design with 4 studio apartments 320 soft each. Anybody want to JV?? Plan is to build 24 units, manufactured in a local plant then taken on site.

Hi! I own Donna Farrow & Co and we manage hundreds of units. Feel free to give me a call... In short form. This town is unlike anything many people have seen and can be tricky investing wise. Based your projections heavily on cashflow, and not so much on appreciation (3% or less over the past 50 yrs)

Big stat for me in the article: 70% are being building in or near A class neighborhoods to get extremely high rent.

@amit I think you are thinking more so turn-ley providers. Build to rent is for owner/developers to build themselves or partner with a builder and take out a construction-to-perm loan.

One of the most ignored factors when investing in real estate is Inflation—- yes, inflation. Between 2-6% in any given yr.

I haven’t seen it on any sellers pro forma yet. 2 cents. In small cap towns like St Joseph this is extremely important to factor into your investing strategy because we do not experience the same price appreciation as most of the rest of the country!
