AFTER INVESTING IN SMALL PLACES 20-50K PEOPLE--- I WILL NEVER INVEST OUTSIDE OF A METRO AGAIN. IF YOU CAN SECURE THE CAPITAL TO BUILD ETC IN THE LONG RUN IT WILL WORKOUT, BIG LEAGUE IN RE VALUE AND RENT INCREASES ETC.

20 K A MONTH IN "PASSIVE INCOME?" LOL... YOU CAN FOOL FAM & FRIENDS WHO HELPED YOU PURCHASE ABANDONED BUILDINGS BUT NOT THE PM WHO ACTUALLY READ YOUR RENT ROLLS ON THE MONTHLY. 

PLEASE POST THE ADDRESSES OF YOUR PROPERTIES SO PEOPLE CAN UNDERSTAND THE KIND OF "R.E GURU" YOU ARE, AND WHY YOU HAVE ONLY 30 UNITS THAT ARE HABITABLE, LET ALONE FILLED WITH TENANTS. 

THIS IS A PHENOMENON IN THE PROPERTY MANAGEMENT BUSINESS--- A CLIENT COMES IN DESPERATE FOR HELP, SAYING HE HAS THE FINANCIAL RESOURCES TO INVEST IN HIS PROPERTY---- AND TURNS OUT HE'S REALLY BROKE, AND IN THE HOLE TO DIFFERENT INVESTORS AND WANTS YOU TO BECOME A MIRACLE WORKER. 

BIG REASON I AM OUT OF THAT BUSINESS.

Building to me would seem much most expensive and risky

 FOR A C PROPERTY IN A C AREA, YES. LONG TERM MAINTENANCE IN NEW VS REHAB HAS BEEN PROVEN OVER AND OVER WHEN TAKING INTO ACCOUNT SHORT TERM DEPRECIATION, LONG-TERM MAINTENANCE, HIGHER RENTS ETC.  

BOTH WAYS ARE SUCCESSFUL, BUT I PREFER A NEW BUILDING IN A B OR A AREA.

IF YOU CAN WORK IT---- BUILD "4" 4-PLEXES? REASON IS FOR THE 30 YR FIXED RATE FINANCING ETC. WITH RATES TAKING A TUMBLE TODAY COULD WORK OUT PRETTY GOOD.

EH KEEP THE MONEY... WORST THING SHE CAN DO IS TAKE YOU TO COURT, WIN, GET A JUDGEMENT... ONCE SHE GETS A JUDGEMENT AGAINST YOU, HOW IS SHE GOING TO COLLECT? AND SO ON... SOMETIMES YOU DONT HAVE TO CARE. OH BTW--- SHE HAS TO SERVE YOU AS WELL MOST LIKELY... GOING TO BE HARD TO SERVE YOU IF U ARE IN SEATLE. LOL. SLEEP WELL. MOVE ON.

..... THE ECONOMY IS HOT... AND NOWHERE BETTER TO PUT MONEY THAN REAL ESTATE. LOOK FOR LAND NOW AT THIS POINT IF YOU WANT TO FIND A DEAL, AND LEARN TO ADD VALUE. ALOT OF 2 BED 1 BATHS IN MY AREA SELLING AND BEING CONVERTED TO 4 BED 3 BATH, OR TORN DOWN AND MULTI-FAM BUILT.
