Build to Rent Business Model

I see the B2R (Build to Rent) model is becoming extremely popular across the United States.  Has anyone worked with a developer to purchase these types of properties?  I'd like to work with a developer possibly in Atlanta to purchase properties like these.

I was thinking about the same thing but I'm not sure if the price would justify building at this point. from what I've seen so far it still looks like it's better to find a place to renovate and rent than build new. I'd love to hear more people chime into this topic
