Tax Liens/ How to scout them and take possession of them
I have been doing fix and flips for a few years now and I wanna start bidding on tax lien properties this summer. My county has a list of houses that have back taxes owed on them that is updated as people pay those back taxes off, but I am trying to learn how to scout the properties that are on the list and how to go about winning them at auction and how to take possession of them. I have tried researching online as much as I could, but couldn't find anything out there that really helped me out. I am buying properties in Oklahoma so if there is anyone that has a good strategy on scouting properties, winning them, and taking possession I am all ears!!
Thanks in advance!

Oklahoma is a tax deed state so properties only get sold the second Monday in June at auction. All 77 counties auction that day You cannot buy the tax lien here like in other states. In Oklahoma county and others you must have cash in hand or pre deposited with county in order to purchase. There is no leaving to get cashiers check etc. Here is an article from a few years ago on tax sales and strategies and tips: http://www.edmondsun.com/news/business/twelve-things-you-need-to-know-to-successfully-buy-tax/article_a9ad3dbc-eb0a-11e4-8a6e-975bd974356b.html
As far as scouting properties on the list I don't know of a magic formula other than going through the list and looking for areas you are interested in, and then researching each property. If you haven't been before, just go to the OK county auction and watch....it's an experience. Tons of people in the room and buying is fast and furious. Hope this information helps some.
