Hey BP,

I'm very green with two projects under my belt. One was a flip and the other was a rental that I ended up selling after a year. I made a small modest profit on both. After a couple years hiatus, I'm looking to get back into the real estate biz. In my time off I've gained a much better knowledge of things to look for as well as constructions knowledge after renovating my own house.

While I'm open to any opportunity, I'm mostly interested in the Monmouth County, NJ area. I was wondering what the environment is like these days with finding off market deals and foreclosures (non existent because of eviction moratoriums??) Flip market vs. rental market in this area? Or general tips for the area.
