Do I need to set up a business?

I was wondering if you have to set up a business perhaps an LLC to start investing in rentals. The reason I ask is because I have been looking at hard money lenders websites and it shows proof of business as one of the required documentations. I am completely new at this and trying to figure out where to start off.
