Hello Everyone!

I am planning on sending out my first absentee owner mailer this weekend, i have 300ish names, all out of state. I am curious as to what has worked well for those of you that are already mailing absentee owners on a few things.

1. What do you put on the letter, as far as who it is to? Ex. Mr. and Mrs _____

2. Have you found better success with handwritten letters, postcards, handwritten envelopes but printed letters, a mix of multiple alternating?

3. biggest mistake you made and wish you could avoid.

Thanks for all the help everyone, im just out of college and committed and determined to get some wholesales done! I have saved around $2000 to send out a few months of letters, and will contribute more as i can.

Thanks @Patrick Britton ! a wholesaler friend of mine i know uses chicago title exclusively, but i did not know they had a snohomish office as well! since im in marysville and he is in bellingham! Also great to hear them for a second time!

Hello BP!

Looking for a cash buyer for a small home in Lynden Washington, sitting on 2 Acres. The house will require an estimated 30-40k in rehab costs to get the house in excellent condition. Everyone should do their own research on comps, but i am seeing rehabbed comps going around 300k. With 30-40k in updates, this puts the house right at 70% ARV-R. If the numbers work for you, contact me and we can set up a walk through and see if the property is right for you!

Thanks @David Dachtera great advice! Any ideas as to where even to begin such a process? I have yet to do a deal, but am working with a wholesaler in my area to try and Co-Wholesale a couple properites with him to get some experience, but my first goal besides this, is to buy a duplex-4 plex i can house hack!

@JD Martin thank you for your input as well! Im not looking for huge returns, just something not as terrible as my savings account, knowing how useless it is. What would you consider a Safe investment, where my principle is safe, but wont be just sitting there like in my savings?

Hello Everyone!

I am starting to save for a down payment on my first home. I want to have 20k by April 2018. I am just out of college, and the last 3 months out of school i have been working full time and have been extremely aggressively paying off my student loans, while i was figuring out my financial plan. I currently live at home, and have no doubt i will be able to save the amount i stated above, but the question i am looking at is where to hold these funds. Should i keep my down payment and my continual contributions in index funds, money markets, savings account, buy bonds? Im looking for ideas here and opinions on where to save, i dont want to keep the down payment savings in my savings account where i get .02% interest. 

All ideas will help, but very specific examples would really help, as in where you actually do the investing if you do.
