@Nghi Le, awesome thanks for that. Any recommendations on finding Lease options / owner financed Properties? I am looking anywhere north of Marysville. Currently living in Marysville and working in Bellingham and the commute is ok.

Hello Everyone! Quick background, I am 21, live north of Seattle, am getting married this summer, and am currently doing software sales! I have been into real estate and wanting to invest / buy for 2-3 years now. I have been working sales for about 6 months now, and cannot count my commission towards a mortgage for 2 years. I hate to rent once we get married (Currently live at home), but am unable to qualify for a mortgage. I have looked into buying land and living in an RV, or tiny home like home. I hate the idea of paying someone else' mortgage. Im looking for advice on what to do. It would only be a year or so of renting but still would like to get in as soon as possible and would love to hear anyone else' ideas! The goal is to buy a duplex or larger once i can qualify, and house hack. Any suggestions on what i could do NOW?

Thanks for the replies everyone. I am currently paid 30k base / year, and making 30k+ / year comission, so I can qualify for so little since I do not have 2 years on comission like lenders require. And yes this property is a distressed seller that needs out now, so it must be cash and quick close...

Thank you @Sean Baker. Just happens to be bad timing as my father just purchased a wholesale deal last week and tied in all his cash. Seller is in trouble with the bank and needs out so the seller finance option is out. Still looking into who I might be able to get financing from. Washington tax laws are changing too for how much you can claim from rents, which could change things as well...

Hello Friends! Was sent a wholesale property here in a town I have been looking to purchase in. The house has is 2 bed 1 bath, with a detached garage and mother in law. I have been looking for something I can live in and house hack, in a seperate space.  This property seems to be just that as I can live in the mother-in-law. The only problem is that it is a wholesale deal at 250k cash, and needs about 40k in estimated repairs to get it rentable. Any thoughts on how I can finance such a transaction? I am 21, making around 60k / year on comission, with 400$ in student loan payments and no other expenses so far. I could manage to scrape together probably 10k from my bank accounts, but nothing near enough to fix up to refinance if I used hard money.  Any advice is appreciated, do not want to let another deal pass me by because of lame excuses.

Hello BP! We have a contract available on this property in Sedro-Woolley. Great property not too far out of burlington. Great growing area north of seattle, and just south of bellingham. This area is known for having a shortage of homes right now, and this would make an excellent rental property. 1388 sq ft, 4 bed 1 bath in a great area. 170k purchase price, buyer is to pay all closing costs. Cash transaction since its a wholesale. We estimate 20-25k in rehab, but its in good shape! has a 1 car detached garage. Hello Fellow Investors!

Up for sale is a nice low cost house in Mt. Vernon! Hard to find anything at this price anywhere in this hot washington / seattle market! This is a wholesale deal so cash only deal! The house is currently rented at 800$ / month, which is extremely below market. Renter is moving out at the end of june. House should be able to fetch $1200 a month with a few repairs. The seller is estimating 5-10k in repairs, and i am sure it would be quite a bit more for some rehab if desired. I am seeing comps in the 180k+ range. 130k and buyer paying closing costs. Hello BP Community! 

Up for grabs is a great wholesale deal near the water in Bow Washington. This sale includes not only the main house, but also a separate 15000 sq ft lot zoned for another SFR water view home. All for 325k!

The house is 2600 sq ft with 4 beds and 3 baths. it has water views and beautiful nature surrounding it all. The house will need some work. The previous tenants left a lot of junk that will need to be removed. Outdated fixtures, carpet, linoleum floors are in ok condition, but should be replaced. I will gladly send pictures to you to determine yourself how much you believe the property will need put into it to either resell or rent out.
