Hello Friends! My name is Blake, I'm 20, I'm in the Seattle area and I'm very serious about starting wholesaling. I purchased a small list, and sent out my first mailer 2 weeks ago. Now when I say small I mean small, 70 names from usleadlist, as the good counties in my state were sold out. I decided to purchase anyway to force myself to get started. Anyways, from my first handwritten mailer (I handwrote all of them) I got 6 calls, which seems like a good amount of response for the first mailer, but none of these calls were of any use. I came away from my first week returning calls extremely defeated. I felt like I was bothering people, never going to find a deal, and that I was being "scummy" calling people who had inherited their house from a death, and I felt terrible. I know wholesaling is a numbers game, and sellers really have to be motivated. Do any of you guys have any statistics for your own businesses you could share with me? I think what I am looking for is just some reassurance and hearing some of your guys' numbers. For example 1000 pieces of mail, 100 calls, 10 leads, only 1 deal. I hope this isn't too confusing of a question! Hard to explain :) Thanks everyone!

@Patrick Britton Why is that? It seems like the cost to do a double close is worth the risk you would run with an angry seller? I wonder if the person i have been working with does double closes, i know he is in bellingham, i guess i can ask :) I just listened to episode 12 of the podcast, and Sharon Vornholt mentioned she does double closings and it seemed like the good call. Have things changed since this aired? Or is it different in our state? I really appreciate the help.

Thanks @Patrick Britton I have just started looking into this part of the deal. Have you done assignment of contract? Or neither? I know double closing costs a bit more, but i like the fact that the seller will not be offended by knowing how much i sell the property for. I appologize for my ignorance in this, just starting!

@Patrick Britton do you mean just to make sure they know the plan with the deal? As in letting them know it is a wholesale, and a double close? Have you used them for a double close before by chance?
