Lynden Wholesale Home With Land!

Hello BP!

Looking for a cash buyer for a small home in Lynden Washington, sitting on 2 Acres. The house will require an estimated 30-40k in rehab costs to get the house in excellent condition. Everyone should do their own research on comps, but i am seeing rehabbed comps going around 300k. With 30-40k in updates, this puts the house right at 70% ARV-R.
