I received An Email from this EMDFunding which actually sounds like a great program but there is no contact info where you can actually speak to a real person. I don't even want to waste time on their project submission process if these guys aren't official. Does Anyone else know of Funders who loan on 100's of Thousands & even Million Dollar Projects without even speaking to the Borrowers First?

As a new investor, I've only seen the more seasoned investors instruct on one way to Comp Non-Commercial Residential Property or anything less than a 5 Family. And that is: "Sales" of Comparable Homes within a 1/4 ( Or as much as 2 Miles further out in Rural areas ) in the last 6 months. But in NYC are properties Comp'ed strictly by calculating cost per sq. ft.? Would that still only apply to The Sale of Comparable Properties? Or would it be what a general style of house is going for in a particular area?

@Wayne Brooks Thank you. I just wasn't sure what to Comp it against. I appreciate it. @Robert Leonard Yes, it makes sense. I'm really interested in the deals @Account Closed did like these though. Another possible approach on this maybe.

@Account Closed Yes, I'd really appreciate that. I'm pretty sure I can get this under contract. Knowing whether or not I should Comp against new construction/areas sales or just Lot Sales in NY is a substantial difference. My number is (347)618-1839.
