Just start having conversations with local investors, realtors, property managers, etc.  and feel them out. A good team is equally important (or even more important) than the market. You can fail in a great market with a poor team.

The Merrimack Village is around the Merrimack Park. 
Lowe Mill is around Governors Dr and Bob Wallace Ave.

Generally, I would recommend to stay North of Drake. South of Drake has some pockets of bad areas. The closer to Lowe Mill the better. The Merrimack Village has a lot of old duplexes from the days of the mill. There is an investor group that owns several of these duplexes and they are in the process of fixing them up. Should be very positive for that area.

I replaced sliding glass doors with French doors. The doors cost me around $550 at Lowe’s.

@Tyler Forsythe Huntsville market is extremely competitive. You will find multiple offers on listings. It is also very easy to overpay - even wholesale offerings go at or above market rate. Make sure you run your numbers. You will find the best “deals” off market through networking and contacts.

House hacking is generally a great idea. Huntsville market is extremely competitive. You will find multiple offers on properties. It is also very easy to overpay. Make sure you run your numbers. You will find the best “deals” off market through networking and contacts. Good luck!

I would add places like Publix, Starbucks, Panera Bread to your A/B bucket. 
Fast food restaurants, Waffle House, etc can be found in C.

I also always do a search on Google maps what type of hotels are nearby.

I find that it is still possible to score decent properties - even being OOS. I agree, there won't be any killer deals but there are still properties that can easily cash flow positive, particularly in this extremely low interest rate environment. Finding fix and flip or BRRRR deals is very challenging. The whole sale prices are nearing market rates.
