Thank you. I will give this a try. The house and lot size are easy questions. However, I am still trying to wrap my head around the different comps that were used. Both sets of comps make sense, however the outcome is significantly different. Appraisals seems to be so subjective - there is no right or wrong.

I am currently in the process of refinancing a rental property. I had an appraisal done in May, but I stopped this refi process because another lender provided much better terms. Unfortunately, the new lender did not accept the appraisal that was done in May and did their own appraisal.

Today, I received the results of the new appraisal and it differed quite a bit from the May appraisal by $10k. I also noticed a few errors on the new appraisal, such as house and lot size is a little bit smaller. Not sure what to do now. I feel the first appraisal is a more accurate reflection because the price per square foot ($115/sqft) calculated is more in line with what I see on the market as opposed to the $102/sqft in the second report. Would it make sense to request another appraisal, which would be the third? Any advice on how to proceed? Thanks.

I am looking for recommendations on mentorship programs for real estate investments. I have looked into some programs, but a lot of them seem to target large multi-family investments (i.e. Jake & Gino, Brad Sumrok, etc). Are there any credible programs that target investments on a smaller scale (SFH up to small multi family properties) and involve 1x1 coaching. Curious if anybody has made experiences or can provide recommendations.

I am an OOS investor and looking to expand into Clarksville. I am very early in the my research on the market and economics on local real investments. Obviously, Clarksville has gotten more expense over the past couple years. Is it still possible for find cash flowing properties in the B-/C+ range? Where would some of these areas be?

@David Bowles I need to take a closer look at pros and cons of septic products. Based on the comments here, it seems that the camp is divided on the usefulness of it. No clear winner. But I do understand that certain products should not be flushed down. However, I feel that should be a general rule - if septic system or not. Thank you for your insights.
