Thank you all for your great responses. Besides bookkeeping, what other services do you utilize the bookkeeper for?

@Drew Holland You mentioned cash flow projections, forecasting or capital expenditures budgeting. Are these services that investors take advantage of?

Hello Investors!

I am curious how common it is in the RE industry to use bookkeepers and if you find value in it?

At how many doors/properties does it usually make sense to hire bookkeepers? (any rule of thumb?)

What other services (besides the traditional bookkeeping) does your bookkeeper provide? Which services would you like your bookkeeper to provide?

This has never been an issue. I just went with it. It seems that nobody really cares about it or goes through the trouble of an inspection. Its somewhat of a risk, but very very minor based on what other investors shared.

Well, what alternate investments are these days?!

Stock Market? Probably a little too risky, with an anticipated recession around the corner.

Savings account/CDs? Wont even keep up with inflation.

Commodities? Will also be hit with the downturn.

Whats left? Real Estate; its tangible and shelter is always in demand (given its not high end luxury properties)

....for what it’s worth.

I am curious if anybody has any insights into the Real Estate Radio Guys' Investment Conference. Both, BPCON2020 and the Real Estate Radio Guys' conference happen in New Orleans in October. I attended the BPCON2019 in Nashville, but I am debating if I should skip BPCON2020 and attend the other conference instead. Would appreciate any thoughts or insights.

@Peter Tverdov Yes, I am fearful finding any tenants during the winter months. Also, it is probably very challenging in terms of annual rent increases. If I am a tenant, I would only move during winter months...its like bargain shopping. :-)

Thank you for your replies. You both had great suggestions. I think I will consider a mix of both; create a 14-month lease and then go month-to-month for a little while.

After a successful rehab, I am about to put my rental property up for listing. Of course, timing is less than ideal given we are in the middle of winter when the rental market is very slow moving. This is also less than ideal when thinking about rent increases when the leases are up. I am wondering what strategies you are following in that instance. I have heard several investors mention either 6 months or 18 months term leases, which would push the renewal into the summer months. Both seem to be challenging either I have to pay my PM lease renewal fees after 6 months again or it will be difficult to find tenants who would be willing to lock down a 1.5 yrs lease while still paying rent on the higher end. Any thoughts or recommendations? Thank you!
