I am currently looking to hire a tax accountant to help with tax strategies and filing annual taxes. I reside in California, but own rental properties in Alabama. I have W2 employment and run the rental properties on the side. I am wondering if I should be looking for a tax accountant in my home market (California) or in the market I own my real estate investments (Alabama) given they are familiar with local tax laws. Any advice?

Given where we are in the business cycle, I would approach financing very conservatively. Don’t overleverage. My recommendation is to save up for a down payment plus 6 months of reserves.

I am an out-of-state investor. I just acquired a property that needs some light rehab. I am in the process to have vendors provide bids/quotes on the rehab work. How do you manage to provide contractors/vendors access to your property while being an out-of-state investor? Picking up/dropping off keys from property manager office is challenging, because property is about 20 mins away; ~40 min round trip. Do you use a lock box so contractors/vendor can access the property when providing bids? Keys under the door mat? Any other ideas/solutions that worked for you?
