Don't assume that because you win a judgement you will get money. I have won judgements in the past and not seen a nickel. Then there is the wasted emotional drain and related work. 

Screening uncompromisingly and regular inspections can go a long way to mitigating potential risks. All the best!

These days there are too many scams and whether or not this is one I have no idea. My advice is send them nothing and don't even talk to them again. Just sounds too fishy. It is free advice, take it for what it is worth.

 The guru's always plentiful, you'd think at some point even with a guru that someone would say "yikes that's a lot of money, what's the return look like" but they are usually convincing enough to where I could see someone hoping for get rich quick to overlook things like that.


Many guru's have introduced REI to people who have made legitimate millions, who might have otherwise been stuck in a much lesser life. Hat's off to them!

REI is definitely not get rich quick. Being taught by a pro can be a great accellerator whether it is REI, baseball or skiing.

For me, you can advance yourself greatly by paying attention at BP threads and applying lessons learned.

In order to underwrite successfully you gotta' know the numbers and have experience. Lots of newbies don't have much of either. They are told to borrow and buy by gurus and the media no matter what. "Hope for the best" does not work, this can be a cruel and crushing business with expensive lessons! "Get more OPM and leverage"!

I don't have any stats for you but the topic is very close to home. Many of us know/are investors who were wiped out by an event like 2007. Some recovered and others were unable to get back in the game. 

Leverage is one of the great tools of REI investing, over leverage is not.

Never be forced to sell and you will achieve great financial results.

Folks who could barely get by in 2007 made a fortune by 2015 with the same properties!

One of my fav topics. Does not even seem real anymore.

I'm sure there are stats on google.

I suggest you start with a book or two and go from there. Can't be covered here. Managing Rental Properties by Heather and Brandon Turner is as good as any. Top left on this page or on Amazon. Maybe google and see where that takes you. Much will depend on your location etc. There are legal guides and considerations to follow. All the best!

Hire a PM and get out of their way ASAP, if nothing else mortgage fraud puts people in jail, you may already have crossed that line in your opening paragraph!

I am retired and earn 10k/mo from my remaining 14 doors. Make sure they are easily accessible and take advantage of REI pro. REI pro is huge, as is a state with no income tax, that was goodbye California! I almost feel guilty with how little tax we pay but dealing with it!
