It is a house hack in my eyes. And also aren't you buying your first rental property on this purchase?

I mean...good first step. Living cheaper than average rent costs, debt pay down, rent out your unit after a year or 2 and get more income...helping your parents!

Right path dude. Keep it going. How'd you find this place what's the story?

Those small shop industrial facilities do well in my market. The only challenge is finding areas to build. Are you looking to buy or build?

If so, you need to come listen to Joe Vesey speak on 1031 exchanges. He was a recent speaker at the North Star Real Estate Conference and is an expert in 1031 exchanges.

Investing with wise operators in syndication can give you knowledge to scale a bit faster in my opinion. Great education. But again, what is the long term goals? Owning a few units or?

Questions all over the place. The market wiggling between it's peak and contraction. One index to pay attention to is GDP. Geography is huge as markets change moving across, up and down the us. IE coastal markets vs inland. Don't over-leverage. Offerings usually should hedge against any hiccups with debt service, something you need to verify with your operator/attorney for entity structure. Analyze ROE, ROI(w/Cash on Cash), NOI, Bottom Line Cash Flow, Entrance and Exit Cap.
