Correct, buyer bears most risk. I also do not think a seller would budge much on CAP

@Nathan Raisbeck IMO nice skill set to have. Great to have a fall back as well.

Idk If this discussion leads to the burn all bridges theory. No downside to education. I graduated with both a finance and real estate degree and it serves me well.

However, go for what you want to go for. Good luck. I think we all gave you plenty of pros and cons to list and weigh.

Great responses above.

Residential being, relatively easier, may be a good way to get transactions under your belt.
However, if commercial real estate meets your goals don't limit yourself on considering going directly. Capital is usually a barrier of entry and this is where most investors partner/syndicate.

Leverage your money, especially with favorable lender terms, and use the rest to invest in further units/properties. Your returns get better as time progresses. May not look like much immediately.

Absolutely! The strongest characteristic is knowing your criteria and being able to/being prepared to act quick when a deal arises. Even in this market good assets trade quick. 

Networking is key as you probably know as well. Talk to alot of people every day and let them know what you are doing/looking for.

Most of my CRE contacts come from referrals.

Most popular ways to solve the capital issue is to partner/raise money.

First steps are to get educated(also pick a few multifamily residential guru's, guage credibility, then mirror their steps) and learn your market.

Definately a sensitive environment. Ambition is never a bad thing in real estate but like you aluded to, get educated and be patient.
