Yea turnkey much easier than value-add but less upside, less upside to create. I tthink of it as trying to remodel a car built in 2019.

So all in all i agree with @Danny Randazzo and @Dan H.

Wouldn't say already a bad deal, but perhaps a more saturated opportunity. Few variables though including market, was it just recently posted etc...

I know some people that have bought good performing properties that have sat on the MLS for months. Sometimes MLS listings would scare the traditional buyer away but the savy investor would find hidden opportunity..

My advice is quite basic but really the best thing you can do. Keep networking @Brett Mason sometimes retail deals are not the best, the ones you see all the time scanning online. Get close with the professionals/investors in your market that may lead you to side market opportunities.
