While being more efficient, I think always disruption of the humanization aspect of it. Weighing the pure output's vs other factors that may be considered.

Think of a Lender, appraiser etc.

@Chris F. Not essentially. But again, what % are you seeing in your market. This is where you need to do additional due diligence of competition and making sure your numbers are verified. I've seen underwriting anywhere between 35%-50% of EGI, informally.

The "I only buy x cap rate" is what slows down most people. Great metric yes, should be only determinate no. I've seen some properties that can be transformed into great deals with questionable cap rates. It's useful to me when looking at historical valuation.

Agree with @Jacob Price lease review and estoppel certificates will be considered due diligence items. Should be included in an addendum drafted. Are you putting together this offer yourself?

Only a select few residential agents that will physical run numbers and returns for you. Their job is to bring you consistent stream of leads where you do your research based on your own criteria, to figure out if it is a good deal or not
