Good goal. To speak for, I think you can find a lot of opportunities in the Midwest. We are beginning to generate some competition to equate to core markets but still pockets and sub-markets within where you can find add-value. Cannot speak upon new construction.

Are you currently investing in San Diego? How is the market there?

I'd start sitting down with brokers from your top 5's like your JLL's, C&W's, CBRE's and dig for a need. Then while networking research a specialty and figure out what you want to hone in on.

Get yourself on a team immediately.

Visit smaller local credit unions in that market. However being quoted higher terms for out of state is not uncommon. I'm looking to purchase in Louisville and i've been quoted 30% just because of the fact that i'm buying OOS.

Your agent provide you with comps of recent solds? I would dig into those and see comparisons between them and your property.

30 days no showings or inquiries something is wrong.

Yea Cali is tough. Bu i've heard of numerous success stories in Cali markets. I would start networking with others in your market to figure out how to make numbers work(meetups). What sub-markets can you focus on? Or like you said, look at investing OOS.

License is great, but make sure it will add value to your business time wise. If it is just for MLS access, remember you can build relationships with other brokers/realtors for that. Positive's is you may be able to create another source of income as a realtor if you hustle. But you need to hustle.

Find boots on the ground or partners in a market that gives you your return goals. Don't be forced to invest in your backyard even though some factors may be "easier"
