@Scott H. Take a lot of time to read and soak up information of self-property management. Build systems to make you successful. Definitely master you states/city housing landlord-tenant laws. You could always partner with a property management company if it comes down to it! Happy Investing

@Zach Becker I’d say a written notice is fine, expect a follow up call and be honest. Remember with a 30 day notice, you are completely within your rights! Beauty of a MTM lease.

@Alec McGinn you mean to tell me you aren’t maxing out your Home Depot card yet on....drywall? Haha. Just use mine for small expenses to show usage. Wouldn’t go too crazy with them, especially if you are shopping for financing.

@Nathan Rea yea you would be looking at atleast, what, 25 % down payment plus other acquisition costs. Unless you work up some kind of creative seller financing. So basically you can “house-hack”, you just most likely will not be able to get the equivalent financing to bring little money to close.

@Maya Rogers definitely not necessary. I would assess how you would use it towards your business once you get the license. And then research additional responsibilities as a licensed RE professional.
