@Jason Connolly walk the property with a contractor. Pay the contractor for the time to walk the property with you! Hard to estimate this by pictures/off-site.

@Garmeon Y. As the majority I’d say face to face. I mean even from their eyes, do they not want to meet you for a showing before signing a lease?

Demographic and Economic Trends

Unemployment and population 5 year trends

-Under population, break down by age range

Job diversity/Top 10 employers...ie. not one industry taking 20-25%

Supply and demand: Vacancy, Med rent, Landlord/tenant friendliness as described above, upcoming construction

Climate is a fun one...is it relevant idk...i just like looking at climate trends of different places while i'm at it.

Census.gov is great for all of this

Sorry if i'm bumping up a fairly old thread, but i have recently began looking into Dallas/Dallas Sub-Markets to find add-value multifamily 10-30 units.

@Julie Marquez general letter notices with a reminder of being respectful of noise to all tenants but that’s as far as I would go. I probably wouldn’t even do that.

@Scott Goulet agree with @Frank Wong I’m sure they are well aware of their joint liability on the lease. Let it play, audit and make sure you are collecting what you need to collect as normal!
