@Scott Hensley id definitely emphasis not only inspecting/walking all units but pulling all leases and making sure they are tenant verified

Quick side question, are you using a management company?

@DeMonte Hester secure financing so you and your agent have a more concentrated search when looking.

Most agents have go to lenders which is nice.

@Patrik Kusek yea not much to be done but lesson learned to always get verified lease copies.

Hopefully you find some value add opportunities to get the rents close to where you want them!

@Jeremy Blackman I would definitely look into Quickbooks for next year! Also great way to get information easily to your accountant you use down the line.

But also don't fully count out Loopnet! Still a great tool for market feel IMO even if you aren't finding direct deals.
