I have people who call me all the time, they are nervous, they think we are loan sharks, they rather deal with a bank! WHY? Their is a reason we require you to have more cash than you need and decent credit. It's because we want you to succeed and we are always trying to build lasting relationships with our investors! At the same time we don't make you jump through the hoops of a bank! Less documents, quick close times, and fair pricing. Not to mention the rates for SFR's on the conventional side are on the rise. Have you ever had a private lender tell you you're holding to many notes? Nope! They say private lending makes up about 20% of all real-estate transactions and it's on the rise! I think for good reasons!
