I agree that more restrictions on building raises prices and curtails supply.

Unfortunately I see in my state that the poor people consistantly vote in candidates who further restrict building...

You should live wherever you want to live. You should invest where your money is welcome and profits can be had. Make enough money that you can afford the taxes. And stay if it suits you, or move if you prefer.

I live in Nuevo Yorkistan under king Coumo.

But I find a way to prosper, and I live near friends and family...

Those people who made a killing 09-11. Did they invest at all before then, or just wait.

If they waited ten years, they would have made much more $ being invested. Besides, I don't see a crash at the moment...

If the deal makes sense, fits your system, and cash flows, buy.

If not, keep shopping.

Scared? Hold a bigger emergency fund, and don't overleverage.

Thats my 2 cents

This whole thing is, in my opinion, a way to socialize our property without the need to be honest..

They have me furious. Especially since government is by a large margin my biggest expense as a landlord. Waive all taxes, fees, licenses and such and see how far down rent goes..

That sounds good, but after I saw how quickly the recent loan program went broke, I don't trust that.

Couldn't they just set that cash aside and help the tenants that have a need?

One of my tenants is an essential worker. He has never made more money in his life than the past month.

The rest are on unemployment benefits making close to,and in one case more than, when they worked.

Im certain some are desperate. Help them. But don't pretend that the rest are sinking...

Sorry if that sounds hard. But I am beyond frustrated. ..

Has anyone seen this proposed legislation by the squad? I'm furious at the very idea that the federal government would even consider putting all lease contracts to the side, and give away the use of private property.

Hopefully it won't happen, but it upsets me that it is even possible...

If its reasonable in your area, consider a rural post mailbox at the entrance to the property. You can each take your mail from it as you pass by. A package drop box can be placed with it as well. That has been my solution in a similar situation.
