Put a heat mat beneath bathroom floor tiles...

Kitchen bling. Granite, stainless, don't over build for your area, but kitchen is the place to stand out.

May or may not bring in more rent, but makes it easier and faster to rent if nothing else...

Century 21 commercial..

Or speak to a commercial real estate agent...

Some newbies don't realize that above 4 units most apartment buildings are commercial.

Consider that commercial loans usually have a higher rate,and often require more down.

You can start big,but be sure to do your homework. Buy right, run the numbers then run them again with a less rosy outlook...

A 4plex, with a conventional mortgage, that you live in for 2 years is a great education tool to consider....

You can have a sub meter installed with a separate breaker box. It sends power through a meter that you own between the boxes for each unit. You see how many kw were used by unit 2,and deduct from total kw on the bill. Split any fixed costs equally.

As for the oil, figure out the cubic footage of each, and split the cost on a per cubic foot basis..

Keep it simple.

Sell your car.

Buy the house.

Drive a crap car for a while til your finances are in order.

Hit your savings, credit card, or friends if you need a little more money to make it work.
