I have done this with mixed results.

Sometimes you get what you alluded to.

Sometimes you end up with more people moving in, and other problematic situations.

Insist on reference. Check as carefully as possible their current living situation. Verify employment, and try to get a cosigner who has a ss number.

The fewer things you can verify, the riskier. Make sure you are compensated for the risk.

Smartest thing is to pass, but if you must. Buy it vacant. Add outdoor lighting and some obvious cameras along with some inconspicuous ones. Change locks and secure the property well.

But seriously, consider a hard pass...

I brrr because it allows me to keep using my funds over and over.

Turnkey means full retail. That ties up a percentage of my capital.

And by doing the renovation, I know the quality of the work. Too many low budget flips are moved as turnkey.

I am an investor in the Hudson valley. I have 2 units in fishkill, and 2 in newburgh.

There are many different Meetup groups in the Hudson valley. I recommend searching for them here,and on Meetup.

Newburgh has some horrible areas, but there are decent areas as well with prices that make sense.

Poughkeepsie, wappingers falls, east fishkill are all decent markets as well.

Im in the process of doing one now.

They look at you, your property, etc so rates vary, but 4 is decent for an investment property in a LLC in my area these days.

If you reside there, or own in your name, you can do much better.

I use Teg federal credit union for commercial loans.

My rates have been in the 4% range.

I leave in 25%.

15 year term.

I can amortize out to 25.

No. You can learn everything without paying the often ridiculous prices most classes charge.

The only exception is if some particular class is required for a license that you want.

But for investors, no classes are required. The information is available free. Seek it out, and buy something.

Your first property will teach you the rest.

The content is great.

The site, at least on my android device, needs improvements.

All too often i find i have to scroll through a ton of replies to see a response to my contribution to a forum.

I find it clunky to navigate the site.

The people and content are why I come back, but the site is frustrating.
