Ive had good luck leaving my husky in a property overnight..

He's not actually vicious, but bes up and howling before you can reach the door. And he looks ready to eat you.

I just let her go. She's an adult. She should sort it out for herself.

But if you care to look after her, renovate and rent to her yourself. Just realize that while she may be a fair credit risk to you, a new landlord would be wise to proceed with caution.

I used to take such risks when eviction was faster and I could take double security deposit. New laws in nys make that illegal so let the state house them.

Include them in the background of staging photographs. Pay them as models. Open roths...

Also consider yard work, snow removal, cleaning...

Photo has the benefit of being its own proof.

I say keep them just as they are.

Trouble free tenants who pay well are your bread and butter.

If you lose a month replacing them, could take a year to recoup. If you got a poor tenant next, youd miss them dearly.

When they go, clean it up and make it nice. And get to the top of the market again..

If you were local and experienced, maybe. But you're not. Run away. This property will break your heart. 125 a month..doesn't add up to much. If you need to get onsite, flight, car rental, motel, there goes a year profits. A fridge, around a grand. Again almost a year cash flow.

Thats without a deadbeat tenant, or another serious problem. How long to replace the tenant if they leave.

If you must buy, install security cameras that you can access from the internet. You can keep an eye on things, you can even give the local police access to the live feed.

But a good agent can often help with odd situations.
