Im in a b/c area. Its a feature that sets us apart, but it is much more than hd presswood.

It will go on well if the floor is clean, but it will not last long.

If you decide to paint, choose a flooring paint or stain.

There are some nice 2 part epoxy finishes as well.

There is no reasonable recourse during covid19.

The courts that are open are too slow to help, you might try a walkthrough to see the condition of the unit.

If you see anything horrible, perhaps talk to an attorney, but if they are half decent you have little recourse.

It was 2012/2013 Bank America just dragged their feet for what seemed like forever..

At the time all banks were slow. But prices were great, so it turned out great.

Not a short sale or foreclose.

No sobbing, it was my best deal yet.

But the bank sure can drag its feet.

It was not during covid19.

I self manage my properties in an llc. I introduce myself by first name (real) and tell the tenants that the llc is the owner. I am the manager.

I sign my signature and label it member. The lease is between the llc and the tenant.

They assume I don't own the llc, and I am happy that way. But I am careful not to lie.

Sure we will continue investing in real estate.

But we certainly will be slower to trade up, or move to new areas. The more sticky you make capital, the less it can respond to market signals.

See how much improvement opportunity zones have brought?

Investors responded to stimulus. Neighborhoods improved.

I'm libertarian so taxes are theft.

But even for the people who favor taxation, you should be like doctors. First do no harm, or as little harm as possible.
