@Bjorn Ahlblad, I have pictures from move in, plus we always do in interior paint, it had refinshed floors, new tile, new blinds, new ceiling fans...Yup, normal wear and tear versus damage is the big question here...

Tenants of 7yrs leaves this month and is already requesting full deposit back. I explained that I had 30 days to do the accounting.  

How do you guys handle these?
It was like that when we moved in.
That was from the weather not us.
That wasn't me, I didn't do that.
It broke over time not my fault.
I don't know how that happened.

Any advice or thoughts would be great, thanks!

Hi,
I have a tenant looking to rent a place. They are currently in an apartment complex and I am working to get tenant history information. The apartment manager asked me to send over a 'form' that they will fill out.  Anyone have a form they use or questions I should make sure to ask?

Hi all, hope all is well.  I am preparing an accounting for tenants that have broken lease and moved out. I plan to send to them soon. Anyone here have an example or advice on how to prepare that? I have questions on how to show these:

How do I show that the deposit is not returned due to broken lease?
Do I just multiple lost rent from now and 'future months' they owe?  It house hasn't rented yet. Lost rent: $$$ x 8 months = $$$
How do I show maintenance they are responsible for: SSS x 8 months =$$$
Utilities: I don't know what the utilities will be until the house is rented. Should I just give an estimate?

Two more questions on this post please:

a) I placed the house back up for rent for a higher rent rate. Do I need to match the price the leaving tenants had? Note: It was a discounted rent rate because they signed a 2 year lease.

b) They plan to leave July 10th, come July 1st if they decide to prorate the rent and not pay for the entire amount, what should I write them? "You are still responsible for the entire rent until the house rents. Please pay entire rent and once house is rented you will receive a refund for prorated amount. Failure to do so will result in legal action."

Not getting in my rental if I can't run the $35.00 report. I don't like paying $69.00 diagnostic fee for appliance repair people, but I do it because it is part of the rental business. <--Example from today  :( 
Stick with your standard procedure.

Seeking help/advice on doing accounting on this major remodel.

Tax Accounting for Rental 100K Remodel. In 2019 I started a remodel and finished in it 2020. What are the best ways to handle the expenses, rental income, depreciation in my accounting to keep my tax bill low and maximize all the expenses? I plan to hold this rental for at least 15 years.

To BiggerPockets Admins,
How do I turn on the option to get the message someone sends me, sent to my email.  I get the notification of a message, but then I have to come all the way back to the site to read a few sentences. I'm sure you have that option right? Would be a big time saver.

How do I turn on the spell checker in the messages area? That option would also be a huge time saver.

@Ronald Rohde, thanks, by chance do you have a 'Termination Agreement' you would share please?
