Hi all, hope all is well.
Tenants of 3 years sent text message notification that they were leaving in 3 weeks (breaking lease early by 8 months).
4 days before their move out date , they call and say their home purchase fell through asking if they can stay.

Want to get anyone's feedback on legal creative solutions.

Hope all is well.  
I have a realtor saying their clients (3 new grads), have offer letters, and their parents are willing to co-sign.  I've seen a Residential Lease Guaranty before and I'm curious how to tell if their parents actually filled them out?

Any suggestions, tips, advice is appreciated.

) Your reply sounds reasonable. Do you have a template/example of the response you send with the pictures, that you can share please? I'd like to use it as a baseline.

I appreciate the feedback. Interestingly, they are only concerned about a few items not all of them.

Example: The garage was freshly painted on move in. On move out, there was a discolored wall bump (bad patch job on a hole they made), all the walls were dirty, and floor had oil/gas, look & smell.  They don't like the fact that I repainted all the walls and power-washed the floor.  I wouldn't rent it in the condition it was left in.  

He also don't think he is responsible for broken light switches.

I'm not going to respond and if he lawyers up, I'll contact my attorney.

Hi all, hope all is well.  20 days after move out accounting letter sent, ex-tenant sent email asking about the charges on the move out.  He thinks the charges are too high, that he wasn't responsible for some items, and think I am updating the house using the deposit. He did get money back.

-Some feedback, or general response would be greatly appreciated.
-Do you all send pictures and/or receipts ?
-Am I even legally obligated to respond to them?

And here I thought I was being fair and not over doing it.

A $3K per month rental house was recently listed and I've had a call back from renters with a 2yr dog (55-60 lbs).  I've explained that due to the beautiful hardwood floors and stairs we are not accepting pets at this time.

What if any, creative ideas, does anyone have for being able to accept renters with pets, while being covered for a worst case scenario? Worst case having to refinish the hardwood floors.

I ask because over the years I've seen the number of renters with pets skyrocket.

Neighbor wants to remove adjoining chain link fence and put wrought iron fence. I told him he doesn't have permission and can put it on the side./ next to the chain link fence.  
Advice tips, for an official notice?
My property has a complete chain link fence surrounding it.

First, thank you for your responses.
- Do I have the right to refuse to work with specific real-estate agents and/or agencies?
- It is 3 applicants. So if 1 person doesn't qualify then I don't need to rent to any of them?
- Can I and how do I limit the number of occupants?

- I read over the applications before sending SmartMove requests, so they weren't charged anything.
- I plan to add update the qualifications.
- I don't plan to respond again.
- I usually don't send a follow up response. The only reason I did this time was because I wanted to be helpful.
