Tenant Breaking Lease, Next Steps?

Hi, hope everyone is well.

I use a standard Texas TREC lease. Tenants say they are leaving within 90 days of July.  They have 11 months left on the lease.  
What are my next steps in terms of compensation?
Should I get my original real-estate agents involved?

It's easier to just let them go.  You should be able to keep their deposit.   I'd just negotiate some kind of deal with them where they agree to leave the place really clean, and then you'll only keep their deposit and not charge them any extra for breaking the lease, or whatever works with what they owe you.  

It's just easier and cheaper to let them go, get them to leave the place really clean, and not deal with suing anyone or paying any lawyers.
