Worst Case Scenarios Ideas for Renters w/Pets

A $3K per month rental house was recently listed and I've had a call back from renters with a 2yr dog (55-60 lbs).  I've explained that due to the beautiful hardwood floors and stairs we are not accepting pets at this time.

What if any, creative ideas, does anyone have for being able to accept renters with pets, while being covered for a worst case scenario? Worst case having to refinish the hardwood floors.

I ask because over the years I've seen the number of renters with pets skyrocket.

Only allow smaller dogs. Have them get renters insurance to cover any damage.

Hardwood floors can typically handle pets just fine.
