I am really testing my luck, I have a 30 year old water heater in the basement of a rental. When we bought the house I thought I read the tag wrong when it said 1980. I joked with my wife that the water heater and me were born the same year.

My signs and ads go up the day after I get notice that a tenant is moving out. This way you will hopefully minimize the length of vacancy.

I use a year lease on my high end rental and month to month for my low income rental. There is definately no reason to do anything but a month to month on low income property, the tenants will have nothing to lose by breaking a lease.

I have only been in real estate for about 2 years so I am still learning. You say that BP is a great site for those who understand.

To be honest, I didn't know crap about real estate before I found BP. I learned by literally spending countless hours on this website. I can't tell you how many times I will get on to check a couple things out and next thing I know 2 or 3 hours have gone by.

I owe so much thanks to all the members who have unknowingly been mentors to me during this time that there is no way I could ever repay them for the things I have learned here. The only thing I can do is participate and share any knowledge I pick up along the way.

A suggestion I learned from another BP member (Jon Holdman), if it takes you 20 minutes to get to the house, tell the people to call you 30 minutes before the scheduled showing. If they don't call, don't go.

When a roach crawling up your leg does not bother you anymore.

When you name the roaches while you are doing a rehab and carry on conversations with them.

When one of your new roach friends takes a ride home in your toolbox, causing your wife to scream bloody murder and stay at her parents house until an exterminator can come to the house.

Gotta agree with Jon, does not look too bad. I swear I need a hazmat suit when one of my low income houses changes tenants.

Is your friend familiar with Rockford?

Take this with a grain of salt but I have always heard Rockford has a decent amount of crime. Also if I remember correctly, Rockford usually leads Illinois in unemployment.

I would advise him to make sure he really does his research on neighborhoods.
