It is a pretty cool property, all block building with the words "bank" and "1911" inscribed in huge letters on the front. Reminds you of what you would picture in an old west movie. It has two really big walk in closets that used to be the old cement bank vaults.

Rob,

I purchased the bank outright. The bank was empty until about 10-15 years ago when it was then converted to a SFR. There have been 2 prior landlords and numerous tenants, so no way to tell who put them there.

I am no CPA so you may want to double check with an accountant but I believe that as long as the property is put into service as a rental when the work is done, you should be able to write it off.

That is what I was thinking since there is no way to prove who the owner was. The bank was built in 1911 and closed in 1931, it has been a real interesting property.

Say someone happened to purchase an old bank that had been turned into a SFR. Hypothetically speaking, if something happen to be found inside a hollowed out brick in the crawlspace, would they be allowed to keep it?

Having to give tenants proper notice when you are terminating their lease. Sometimes 30 days just seems way too long.

Wouldn't it be great when they end up being the tenants from hell, if you could just start throwing their crap out the front door and tell them to kick rocks. Wish I could have done this a couple times.

I don't know about the big banks, but I imagine most small local banks would have no problem doing this. I just got a loan for another rental from a local bank for 27k. Closing was quick and painless.
