Give them the deposit back and tell them to hit the road. Chaulk it up to your first lesson in being a landlord. We all make mistakes in the beginning.

Getting back to Will's intention of this thread, I think the more time I spend on BP learning, the more fear has gone away for me. I finally got myself to where I have multiple rental properties and now am trying to build up the confidence in taking on some fix and flips.

Tim,

I did exactly what you are describing. One great thing was since I bought it O/O I did not have to put much down on the house. So I ended up with a upper-end rental property without having to make a large down payment.

Biggest drawback was I am married and have two small children so it took a lot longer than we wanted it to. If you are the only one living there, then the rehab will probably go smoother.

I am not saying I believe little green guys are going to come here and stick a probe where the sun don't shine, but I do believe there has to be life on other planets. As other people mentioned, just due to the sheer size of outer space there has to be another planet with life on it.

This is a thought I have always had ever since my high school days of knocking a few cold ones back with friends, looking up at the sky in the middle of the boondocks.

Mitch is absolutely correct. I turned a personal residence into my first rental property and am able to take the full depreciation, but it was based on my purchase price, not what the house was worth when turned it into a rental.

The above post is a perfect example why you should always screen your potential renters. Also, it is much better to have an empty rental for a month than a poorly screened tenant that tears the place up. There will always be some damage, but by screening real good hopefully you can keep the bad ones out.
