Save her number as "do not answer" in your phone. When it rings, take your phones advice and don't answer it. 

I have so many "do not answer" contacts in my phone it is unreal

I may sound heartless by saying rent is due on the due date no exceptions.  I used to listen to all the sob stories of why rent couldn't be paid.  After a tenant's mom "died" 2 years in a row, I quit listening to the bull crap and just give them the speech at lease signing.  5 years of listening to bs stories and headaches. Now zero tolerance. No pay no stay, no headaches

I give new tenants a speech at the lease signing.  I tell them up front I am not trying to be a jackass but rent is due on the due date. No grace period no exceptions. I don't care if your mamma died, Bubba your boyfriend was tossed in the clink, or your work screwed up your paycheck.

Cars used to be designed without airbags too.

Get a seamless gutter company to install it. Quick and cheap. Pay some schmuck $50 to clean them out once a year.

My fridge is over 10 years old.  Bought it brand new.  Me, my wife, and 2 kids.  Never broke the handle.

3 adults break a new fridge handle.  Replace it and  bill them.

I used to try to work with tenants because I was afraid of vacancies.  Well that did nothing but bite me in the *** even with the good tenants.

Now it's no pay no stay.  If she is late with rent I would post a pay or quit notice.  Hopefully she finds another job and you will have nothing to worry about.

@Brandon C.  summer choice of carry for me is a Ruger LCP in a Desantis pocket holster. So small and comfortable you forget it is even there.

Red flag after red flag.  Take his app and then just don't do anything.  If he calls send him a text that prior evictions are not accepted.  No need to do a background, reference check or anything since he already admitted to evictions.

Whenever I have a crazy show up to look at a place I just smile and let them fill out an app knowing there is no way they will pass but I am not telling that to them right then and there.

I strongly suggest concealed carry if you have a permit.  Also just unlock the door and let them look by themselves while you stay outside.  If you do have to go in, make sure to keep yourself between them and the door.

I used to not have a concealed carry permit and would be alone in the house with people.  I am a pretty damn big guy but crazy trumps size every time.  I was alone in a house once with two guys.  One asked about prior felonies.  He said he had an arrest for unlawful discharge of a firearm.  Just smiled and told him to fill out an app.  Got home and ran his name through local county database..........it was like he went ******* crazy one day:

Unlawful discharge of a firearm

Attempted kidnapping

Violation of order of protection

Resisting arrest

Felony evading

Assault with a deadly weapon

Illegal possession of a firearm

Possession of meth

Assaulting a police officer

About 5 misc traffic offenses

Not bad for one day's worth of charges.

Now I always carry when dealing with the rentals.

Ok so filling out and delivering pay or quit notices is not tough but more so just annoying. I have thought about adding to my lease a fee for filling out and delivering these. It is about a 50 mile round trip. I write the mileage off but the fee would be more so for my time delivering it.

Does anyone else do this? If so how much do you charge?

P.S. Tenants are already on the hook for $50 late fee, do you think this would kind of be double dinging them?
