How much cash reservist is needed. Just writing buss. plan now

Average cost of a duplex, will be about 500k in Contra Costa County  CA.

Since I'm just starting out. After the  initial down payment .   How much should I set aside for upcoming unexpected expenses. 

This information will help me calculate start up costs.
