@Todd Nurnberger Hi Todd! Congrats on your new acquisitions. I am going to add insulation on a couple of houses as well. Did you happen to check if CPS has any type of rebates for doing this? Any more tips?

@Eddie Lehwald Excellent explanation! And yes you confirmed what I thought but I have never thought about the contingency that it appraises. Great plan. I just bought one and am just HOPING it appraises so I can get most of my money back. My deal isn't NEAR as good as yours since you are hoping for ALL of your money back. I would love to chat more. Where did you find this deal?

@eddie lehwald - This sounds like a great deal, especially in the area you described. How do you get "all" your money out of it? As I understand it, you could re-finance 75 percent of the purchase price. I would love to know if I'm wrong about that. I also don't know how you can be sure a bank will lend on it before the bank orders the appraisal. It's been my experience that each appraiser has his/her own take on what's lend-worthy. I'm doing one right now and just crossing my fingers they don't have issue with the foundation. I'd love to chat with you about this. I will PM you.

San Antonio - Yesterday I got an offer accepted for my next buy and hold. I read many questions on BP asking how to do all this and several people have reached out to me along the way but a lot of times I don't think they know where to start. Shawn Y. That answer varies widely. It really depends on what part of town. The question tells me you haven't done much searching yet. I believe it's critical to start doing your own research. Scour the listings and begin formulating a plan of what you are looking for and where you feel comfortable owning. For a general answer though, most duplexes list at the 1 percent mark. It's higher in rougher areas and lower in nicer areas. You can have two B properties in terms of condition but depending on where they are will make the price vary tremendously and rents will vary accordingly as well.

@Rafael Diaz. If it were only that easy... what Tyler Roicki is telling you is true, especially if you are looking at MLS deals. The only way I've found to get that kind of ratio is by forcing the appreciation. You have to find something that you can add value to in order to make it profitable. There's lots of ways to do that. I suggest listening to BP podcasts and reading everything you can from successful investors on this site. Good luck to you!
