Hi San Antonio! I have to get a property platted and am looking for a referral for a Civil Engineer. It's a small job - minor plat - so the big firms aren't the way I need to go.  Anyone have any good recommendations for me? Thanks in advance!

@Amy Lin Hi Amy, you are asking all good questions. I have 8 STRs and have been doing it for about 4 years. I'm not an expert but I have learned lots along the way. My first purchase was an existing STR. I read every single review on it, which to me was a guidebook of how I could improve on things mentioned and also leave alone what was working based on the comments in the reviews. My advice is to be sure that it is a solid deal whether it's STR or not. That way you have options. I would be happy to go through it in detail with you if you want to private message me. I agree with all that Seth said. Most of my rentals are AC window units and space heaters. I have found that the AC/heat combos don’t seem to provide enough heat.

Hi @Walter Key- that’s very kind of you to offer to keep an eye out. Ideally Julie would like a garage apartment or back house/carriage house situation. We call them casitas in San Antonio. I have some of these and I’m careful who I rent to because it’s on the same property of the main house. I think she would be a great fit for someone valuing a quality tenant as a top priority. She works and has financial aid that helps with her expenses. I worked with her on her budget and believe she would best qualify for $600-$650/month.

Thanks @Karl Denton! What I am hoping to do is find a landlord for properties in Gainesville who could provide housing for my daughter’s roommate and best friend. She is a lovely, responsible young woman and will need a place on her own since my daughter graduates next month. She has found it difficult to find a place and I know from being a landlord that it’s difficult to find great tenants. She would be an excellent tenant for someone so I am reaching out to my network to try and help make a connection for her. She needs a lease starting August 1.
