I haven’t had a rental sit more than 30 days yet. I have 6 that I have rented in the past 10 months. But mine are lower price range (ranging from $600-$1300/mo).  I’m wondering if the more expensive rentals take a little longer to rent? Good luck to you!

I agree with Joe Scaparra - I currently have a HELOC with them. The process was pretty simple and had been working great for me.

What I notice from property 1 is that $95k in the areas of San Antonio he is referring to and the size of house, would tend to have more than 20k of rehab necessary. Anyone from San Antonio concur?

I agree with Rick Pozos. I discussed your questions with my partner (who guides all our rehabs) and he concurs that the horizontal boards help with stability as Rick mentioned. We also agree that you should just drywall over the existing planks. I would leave a wall or two exposed if you can - it really can be a beautiful feature, adding character to a room. I did one recently and whitewashed it. It was worth the extra work. Additionally we recommend entering from the top rather than the bottom of the walls for blowing insulation into the stud cavities. There’s no problem with wiring or piping by adding the insulation. Good luck to you!

Seth Teel - What are the challenges/risks of buying one of those “chopped up” houses you mention where they aren’t zoned multi family and the conversion was not permitted?

Steven Gillmer I agree with you that cashflowing properties are hard to find. I don’t think you are being too conservative. Because everyone has different goals from their investments, you will get varying ideas of what cash flow is. I would be happy to connect with you to share ideas - PM me if interested.

@Roger Covin I get about 20 percent return on investment. But of course my builder finance. Obviously, if you keep your cash in, your annual return on investment will not be nearly as hot.

@Roger Covin I agree with the other replies. If you are already committed to the land and doing this, could you build a duplex or triplex instead? In my opinion Prospect Hill won’t attract high enough rents to get a decent return.
