Rich Ferradino I didn't know that info about San Antonio. Where did you learn that and when did it take effect? Was I under violation last summer when I rented my house out on Airbnb?

A recent podcast @Mindy Jensen, @Joshua Dorkin, @Brandon Turner talked about the Tshirt idea. They were talking about giving Bigger Pockets members a nickname like Pocketeers...I know they were joking but PLEASE don't choose pocketeers :-). I was thinking the shirt could say ... I'm a PRO. And then smaller there could be the bigger pockets logo. And only offering it to Pro's would probably boost the PRO membership. Just an idea.

Hi Kyle, I agree with all that @Rick Pozos has advised. But to answer your question, I have frequented the Fannie Mae foreclosure site, HomePath, and realized there's are only 3 or 4 agents who sell those. I've reached out to a couple of them and have learned a lot about the process.

@Trey Franklin. Hi Trey! We probably need to know a bit more about your finances to give better advice. How much cash do you currently have? Do you have resources to buy something that needs work? You said you are open to moving. If I were in your shoes, I would consider buying a multifamily where you could live in one and rent out the others. Or, my personal favorite, buy a house with a mother-in-law house. You could live in one and rent the other traditionally or short term rental as you mentioned. 

@Adam London  Is your construction loan supporting the entire project? If so, I'm not following where the builder is at any risk.

@Alyssa De Los Santos  I don't know a lot because I too am a newer investor. But I do have a few suggestions because I was in your same shoes about 9 months ago. What helped me was getting out and meeting people. As @Rick Pozos suggested, go to meetings, be active on BP etc. One thing I did was stop at renovation sites and introduce myself to rehabbers. I made huge strides by doing that. I also reached out to various local investors and met for coffee and lunch. These meetings and relationships have been and are extremely helpful. I like your idea of subletting. I actually discussed that option recently with two different potential renters. I have houses with back houses. My idea was to let them rent and live in one while being a co-host for the other property. The deals didn't come to fruition but I'm still open to the idea. Hope these comments help.

@Juan Mendoza  I used RBFCU but learned that wasn't a great choice because they require pay back each month of $14 per $1000 borrowed. I now know there are banks that do interest only HELOCs.

@James Collier Friend - I can't even find them to keep a project on track while I'm right here! It's my experience that if there is such a unicorn, people don't want to share them :-). So if I'm wrong and someone has some great trades to share....please PM or Post me too!!
