@Account Closed I am not sure what type of manager and marketing you are thinking about but if it were me (and has been) I market on Airbnb and HomeAway. Between those two you will get lots of exposure. All you need after that is a process for cleaning and preparing the house for the next guests.

My why started because I wanted to figure out an investment that would help me have flexibility to travel. But once I started delving into the details and intricacies of real estate, I realized that my because is what is driving me. Because...it challenges me in so many ways. I am using skills that my day job of 20 years helped me develop, and I have realized how those skills transfer seamlessly. Because conquering every obstacle gives me more fuel to jump the next hurdle. Because the new challenges make me dig deep into myself and cause me to rise above what I thought I was capable of. Because I have new and interesting stories and struggles. Because life has so many more rooms to discover...

Hello San Antonio! I'm really hoping I might get lucky and someone out there could send my way some contacts for general carpentry, drywall, flooring and tile. We've lost three guys this week so the rehab is falling behind schedule rapidly.  Thank you!

@Diego G. You've mentioned being able to help with contractors. I'm really looking for a couple of guys who can do general carpentry, sheet rock, flooring and tile. We've lost  three guys to different circumstances and we are right in the middle of a project. Anyone in San Antonio.... please reach out if you have some contacts for me.

@Adam London  I paid $160k. Put in about $7k for general handyman type stuff, termite treatment, some plumbing and some electrical. None of it HAD to be done but they were things I felt would improve the property. My goal is cash flow. I am trying to replace my day job salary. Rents total $2150. The other house i bought for $74k. Will end up spending $50 in rehab. So about $125k all in. Rents should equal $1900-2000.

@Kiki Helland  I'm local so I didn't need anyone to negotiate for me. I have hired local trades for rehab. My partner Ian excellently skilled in that area. I don't know what ADUs are.

@Elijah Jones  I have listened to podcasts and networked as much as possible but since I've only bought two so far I don't feel like an authority on finding deals. I do feel I was able to win the first one because of persistence. Someone beat me when it first went on the market but I kept up with it and consistently called the listings agent. When the first offer fell through, he came straight to to me.
