I always thought if you have it under contract there should be no worries of stealing out from under you and therefore should let them see it as soon as possible. Again. Have no experience just going off of what I have learned.

Haha. This is a wild post. I will just say that I have a septic and I know and have been told it is very brave to alter or replace septic or field without inspections or permits.

As Fred Heller said. What I have seen so far sitting with a broker is that you can see agent notes. Which can be an instant head turner either direction. Also disclosure forms I have seen. Not sure if that comes with mls access or not. This can tell you if it has bad foundation or crack drainage line or a lot of other reason you would see a listing sitting on the market forever and this information would make sense. Not sure if you originally stated why to be an agent or just to have access. But I haven't even started investing yet and just googled becoming an agent in my state last night. Simply to get all this info myself and to be able to walk straight into a property. I don't like waiting on others haha

I can see where your coming from David Rutledge . I believe we might be in the same boat. Sorta. I'm thinking that your so hyped about this whole situation and ready to jump in but just can't find the right target. It sounds like you informed yourself pretty well and know what to look for. Just don't get ahead of yourself. Like others have said. You have to study your market. Thoroughly. Learn the numbers. What you can cash flow off of and what is a bad investment. When you start talking to yourself looking off the mls and seeing a price for a house and going " what a joke". Your getting somewhere. Your learning who's asking to much and knowing when something worth your while pops up. Take your time. Also. Don't go off appreciation. If you haven't studied your market enough to know the above your def not going to know wether the house is going to appreciate for certain reasons or not in that area. Buying smart and making money off the purchase for you would be running your numbers and strictly knowing you will cash flow. Remember appreciation is a bonus. Especially when your saying you plan on holding for a long time. That appreciation will rise and fall along the way. I like what Brandon L. was saying about giving her options. Worrying about a steadily occupied unit that could result in possibly eviction, vacancy and repairs that is already giving you income. I would worry about filling the already vacant unit and go from there.

This is opening a whole other can of worms that I never heard about or looked into. But I was looking at a sfr up for auction just yesterday that is so big and would be great for converting to a duplex at least. Besides utilities I have no idea what else is needed in the legal aspect.
