New Investor in Pittsburgh, PA

Good morning, my name is Aaron Smith.  I am a new investor located in the Greater Pittsburgh, PA Metro.  I have a little real estate investment experience, my wife and I owned a rental in Atlanta, Georgia for about 8 years however it wasn't purchased as an investment so we overpaid (at the height of the housing boom in the mid-2000's) and never made money on it as a rental...so I guess you might say I have poor experience as an investor.  I am currently an attorney working with a land services company within the energy industry.  Ultimately, I would like to maintain a real estate holdings company with multi-family units and self storage facilities (as well as possibly a mobile home park or two).  I am currently looking for my first multi-family property in Southwestern Pennsylvania to cut my teeth on before expanding my business to other regions.  Thanks in advance for any advice or guidance.
