Well I’m looking into this product and was searching reviews. What I get from this post.

1. The product is supporting itself. Some are calling it spam. I see it as strong marketing (what needs to be done to get your product out there now a days)

2. There are about 2 gentlemen on here who are backed by their ego and have to be right.

3. It’s $50 a month!!!! OP was concerned about having his money being spent on a dream vacation. SHOOT! I worry that when I pay my mortgage every month to a bank lmao.

I’ve been looking for an RVM and text blast service that also has a mobile app because I work full time with crazy hours outside of this. This product has all of that. I believe I will be signing up for this in the very near future. I will keep you guys updated.

FYI I sure as hell don’t work for anybody here

Thank you Matt Clark . I just wasn't sure of how owners in this situation went about getting around this. I suppose a credit in rent is the only way.

How do I manage electric bills on a duplex if a grinder pump is installed on one panel? I'm looking into a duplex that has a failed septic. They are going to install a grinder pump. How do I go about with electric in the future if utilities are split as of now? Or is there something I can do before install to solve this down the road. Thank you so much.

Okay try to make short and sweet. Have a property that the owner has agreed to seller finance. Septic has failed inspection. Leach field failed meaning the whole thing must be replaced. They said it was saturated and can't take any more water. I was told the septic tank must have a crack in it because it was emptied, the duplex is vacant and the septic is back to full. It supposedly is taking in under ground water? And you cant replace just the tank to see if that resolves it. This is all what I've been told. Now what I do know. Neighboring property won't allow easement to his manhole. Only options are road opening permit to extend main sewage line to front of property with a grinder pump and tap in fee. Line will be covered under city after 18 months. If easement was to take place owner will be held responsible for entire line throughout ownership. That being said I would def opt for sewage extension. Last but not least a holding tank which she does not want and I told her I would no longer be interested and she prob wouldn't be able to sell. Now! I asked sewage authorities about being forced to tap into city sewage if it was available. They said only if line passing through property in anyway. Which it does not. Also meaning that they can care less about what happens to this property right now. This whole fee will be pricey. I was told by the township that she can not sell this Property in any way, shape or form until the problem is resolved. I have an engineer working with sewage authorities right now to draw up the permit for penndot. He said he was to get back to by the end of the week. Besides anybody throwing info out there that has similar problems or places I can look for more info that would be great. I'm mainly interested in any ideas of how I can write this contract up. There has to be some creative ideas but I just can't think of any being in to involved right now calling everybody and trying to be the middle Man. I would like to get it under contract right now because I have been doing more investigating than anybody currently. She is an super sweet elderly women and has kind of just thrown her hands up. Her daughter says she is going to get legal counseling because she seemed to be getting the runaround. Supposedly the entire township sewage authority has quit because of means I'm unaware of. Ppl not like ppl I suppose. Any help would be greatly appreciated. It's a very nice brick side by side with split utilities. Not old but apparently the septic tank was just never maintained. I agree with above noted. Everybody will have there own opinion. You don't have to pick one but maybe learn the tactics from each strategy. I first started wanted to buy a duplex or triplex. But money down plus improvements I wouldn't be there for a while. I just found a fsbo for 28500 that needs no work and can be a 2% deal. I'm thinking its a perfect first deal to get my feet wet and learn from but not diving off the deep end at the same time. It would easily be liquid able for its mv is a lot higher than purchase price. So I'm pretty dead set on this and I'm looking forward to it. I hope this helps. No matter how big or small the deal. Buy it right and you'll be off to the races. Good luck and don't over analyze.

I just looked at a house today with floor to ceiling anchors. They don't scare me for I have them in my own residence currently. But what's funny is they spent all the money on the anchors and have yet to address the problem that caused it. The gutter has three patches and the cement patio pad is leaning towards the house making it a huge catch pan for the rain. There was puddling water in basement. The gutter is an easy fix but the patio is the big money I believe.

Umm? Haha I'm not sure you could finance it any other way besides JV or syndication? It makes the banks feel safe in loaning you money instead of throwing out full amount and falling on there face when you don't pay. On the plus side it gives you instant equity. Although I've heard select few times of investors getting in close with banks and possibly putting less down.

Jennifer Beadles yes before seasoning which was 6 months to a year you could only get "full amount, as in purchase price". After seasoning they were allowing to give up to 100% of ARV value.!!!

I was under the impression that even if it was bought cash it still needed seasoned to pull full amount out. I called about this the other day after looking at a cash offer. Early pull you can get purchase amount. After seasoning I was able to get up to 100% out. Kind of surprised me
