Replace with a newly used one. I'm still surprised landlords are still supplying tenant's with appliances besides the oven.

Not a total waste of money if you have enough deep pockets. I just a year ago when they said they would bring me deals at $7k-$10k out of pocket. They never brought me that "great" deal as they said they would. If you have a $100k to invest you can probably get 2-3 deals from them. I did learn a bunch of first hand knowledge though. Definitely rent it out, that is not a "flipable" property. I think you may have overpaid a bit for it. Great job on the no money down though. If you can explain how you pulled that one off maybe someone can use that method in the future. I would replace whatever you have to, to get top rent if you can.

Would like to see your calculations for cashflow as well.
