If you don't have any funds then it sounds like you may want to start off wholesaling or find a private lender.

Sounds like you are buying retail.  You could buy 3 or 4 smaller rentals and build equity into them.  Seems much easier but every has their thing.

Yeah if that's after the deposit money is gone still not too bad but I hope you get it back through the JP.

Sounds like a great deal for you.  I would hurry up and pull the trigger on that one as long as there is not a bunch of repairs to be done.

Welcome to BP Rob.  This is the best place on the internet to learn about real estate.  I am a LU member and really learned a lot there as well.  I didn't learn anything MF related as I didn't have enough cash reserves to do that so I can't really comment on that part of their program.

Maybe just do some single family until you find a MF you can do.  Plenty of deals out there.
